A boys and girls club might seem like just another hangout for kids. But organizers say visiting one can be a life-changer.

“This is where it all starts – all of us have had someone who influenced our lives in some way,” organization staff career director Lydia Ali said yesterday at the open house of a new branch of the Boys & Girls Clubs of Annapolis & Anne Arundel County.

THE Boys & Girls Clubs of America, which traces its history back 150 years to civic-minded Connecticut women who wanted to help get impoverished boys off the streets, is turning to 21st-century social media, including Twitter, to garner support for its mission.

The organization wants to shed its “swim and gym” image and focus on its state-of-the-art technology offerings for students. Its principal supporters are mothers and other women, so it plans to appeal to them by holding its first Twitter party on Tuesday to spread word of its Club Tech centers, which provide computers, software and technology instruction.

The Redevelopment Commission of Greensboro will choose from four proposals as it moves ahead with plans to redevelop seven acres straddling South Elm Street south of Lee Street.
The proposals offered by the March 31 deadline offer varying levels of detail and costs ranging from $30 million to nearly $90 million for the mixed-use development. The commission will recommend a proposal to the Greensboro City Council by September after interviewing the different development teams and involving the public in the process, said Dyan Arkin, community planner with the city overseeing the project.

The first phase of the Park Morton redevelopment project will include an 83-unit apartment project called The Avenue.

Park Morton, the public housing complex off of Georgia Avenue NW in D.C., will finally be torn down and rebuilt after years of planning.

YONKERS,NY – With major construction already underway, the city celebrated the ceremonial groundbreaking of two housing developments totaling $64.6 million at the former site of the historic Mulford Gardens Public Housing Complex and Ashburton Ave. Members of the project team include Monadnock Construction, Inc. as the construction company and H2M as the architect.

Mayor Philip Amicone, joined by federal, state and local elected officials, as well as more than 100 community leaders and residents, presided over the ground breaking ceremony for Park Terrace at Croton Heights, a new, $19.1 million, 49-unit senior rental facility, and Grant Park at Croton Heights, a $45.5 million residential apartment community that will bring 100 affordable apartments to the city. Both complexes were developed by The Municipal Housing Authority for the city in conjunction with The Richman Group Development Corp. and Landex Development, LLC, and will be managed by Rental Housing Management Partnership.

On hand for the event were Westchester County executive Robert Astorino; executive director of the Municipal Housing Authority for the city Joseph Shuldiner; executive deputy commissioner for the NYS Division of Housing and Community Renewal (DHCR) Michael Skrebutenas; regional administrator for the Department of Housing and Urban Development Adolfo Carrion; president & CEO of the Yonkers IDA Ellen Lynch; president of The Richman Group Development Corp. To help keep the apartments affordable, the Yonkers IDA approved incentives for the developer including a real property tax agreement, mortgage tax exemptions, and sales and uses tax exemptions for construction.

Baltimore-based Turner Development, headed by developer Patrick Turner, has signed a contract with Landex Development LLC for a parcel at the southern end of the development site a block from the Westport light rail station. Turner plans a 50-acre transit-oriented community of offices, shops, homes and a hotel.

Landex, based in Linthicum, said it plans to build a 200-unit, six-story building that will have a glass facade, balconies and terraces, secured underground parking and concierge services. Construction is slated to start sometime during the last three months of next year.

“The Westport waterfront offers very strong market potential,” said Peter Siegel, chief executive officer of Landex.

He said the site’s proximity to rail and highway transportation and access to biking and walking trails would make the apartments attractive to professionals who work in Baltimore or Washington. It is expected to take at least a year for the project to go through the planning, design and permitting process, Turner said.

“Baltimore has always had high demand for good quality rental projects,” Turner said. “Landex is a seasoned developer and very well established.”

Landex began in 1983, specializing in the acquisition, rehabilitation and management of multi-family housing. The company has developed and financed a portfolio of more than 3,000 homes in properties across 10 states.

In the Baltimore area, Landex’s projects include the renovation of the Hanover Park Apartments in Cherry Hillinto the Riverfront Townhomes and Broadway Overlook in East Baltimore, a redevelopment of a 429-unit public housing complex near Johns Hopkins Hospital into a mixed-income neighborhood of for-sale and rental housing.
